Why do I need to have a gas safety certificate? 

If you are a landlord, according to Gas Safety (Installation and Use) Regulations 1998, you are legally obliged to perform a yearly check of every gas appliance provided by you in the property. However, don’t view it just as an obligation – the gas safety inspection has benefits for property owners, as well.

What does gas safety check include?

A certified specialist examines all the gas fittings in your property, including cookers, hob, and boilers. The appliances are examined on the following:

  • The tightness of the connections to the appliances and the infrastructure of the connections;
  • Compliance with the pressure levels, according to the manufacturers’ manuals;
  • Responsiveness of the safety appliances;
  • Examination of the ventilation routes and oxygen supply;
  • Location and stability of the appliances;
  • Check the flues and chimneys for blockages.

Once the check is done, the findings are recorded and presented to you in a form of the certificate. 

Keep in mind, that the gas safety check performed only to identify existing or potential issues and malfunctions. The engineers can give you only recommendations for further maintenance. 

If any of your units don’t pass the check, the engineer can possibly switch off your appliance until it is made safe. Then, it should be serviced with accordance to the recommendations stated in the certificate. 

How long does the gas safety certificate last for?

The certificate is valid for 12 months from the date of issue. If you have changed your boiler before your previous certificate has expired, you don’t need to get a new certificate until the previous one expires.

How much does a gas safety certificate cost?

There are various factors contributing to the final price, therefore to determine the final price of the Gas Safety check, you have to reckon all of the factors.

Firstly, the experience of the engineers’ matters. A local installer most likely to charge you less than a national company, however, expect the price to be approximately £80 for one appliance.

Secondly, the final price of the Gas Safety check depends on the number of appliances the engineer has to inspect. With each additional appliance, expect the price to increase by about 30%.

Thirdly, the time and day of the service matters. The prices tend to be higher during the weekend appointments.
