What is a gas safety check?

The Gas Safety check is performed to inspect if all gas appliances and flues in your property are installed correctly and functioning without any troubles. That way, you can be sure that none of the fittings won’t pose any danger to you, your tenants and people around. The procedure can be completed only by Gas Safe registered engineers. By the end of the check, the engineer will give you an official document, stating the condition of each gas appliance – the Gas Safety Record.

The law obliges only landlords to perform the annual inspections, however, if you are a homeowner, it won’t hurt to get your appliances inspected for the sake of appliance maintenance.

Why do I need to have a gas safety certificate?

If you are a landlord, according to Gas Safety (Installation and Use) Regulations 1998, you are legally obliged to perform a yearly check of every gas appliance provided by you in the property. However, don’t view it just as an obligation – the gas safety inspection has benefits for property owners, as well.

Firstly, the Gas Safety certificate is an official proof that your gas appliances are installed according to all safety standards. In case if any of your appliances need manufacturer’s servicing, this document serves as evidence that the appliance has been regularly maintained and, therefore, is liable for the warranty servicing.

Secondly, proper installation also guarantees that your boiler or a cooker will work properly throughout their life and won’t surprise you and your tenants with unexpected breakdowns.

What does gas safety check include?

A certified specialist examines all the gas fittings in your property, including cookers, hob, and boilers. The appliances are examined on the following:

  • The tightness of the connections to the appliances and the infrastructure of the connections;
  • Compliance with the pressure levels, according to the manufacturers’ manuals;
  • Responsiveness of the safety appliances;
  • Examination of the ventilation routes and oxygen supply;
  • Location and stability of the appliances;
  • Check the flues and chimneys for blockages.

Once the check is done, the findings are recorded and presented to you in a form of the certificate.

Keep in mind, that the gas safety check performed only to identify existing or potential issues and malfunctions. The engineers can give you only recommendations for further maintenance.

If any of your units don’t pass the check, the engineer can possibly switch off your appliance until it is made safe. Then, it should be serviced with accordance to the recommendations stated in the certificate.

How long does the gas safety certificate last for?

The certificate is valid for 12 months from the date of issue. If you have changed your boiler before your previous certificate has expired, you don’t need to get a new certificate until the previous one expires.
